prehaps they bought a bargain and could not get to the bank quick enough!!! Persevere I am sure we will win in the end. I think when we came we felt like pioneers in our village, now everyone seems to want the property given to them with all the trimmings. Best of luck
Burnel you are asking for a lot - I am gradually training a couple of agents to ask the question - do you like it, if so are you going to put an offer in - if not why not - the attitude of "oh well if you want anymore information come back to me" sells nothing. You are not the only ones killing yourself cleaning etc for a viewing.
Just a suggestion !!!!! would it not be nice if vendors could get some feed back from potential buyers after a viewing. My wife and I probably spend 3/4 hours preparing for a viewing making sure everywhere is clean and tidy. Prehaps if estate agent gave them a short questionaire, it may help vendors to get it right for the next viewing. Some viewers simply come in flash their cameras around rarely ask any positive question, clear off and that is it, but unfortunately we have to tolerate them and be nice ----just in case.!!!!

SELLERS
Did you know that one of the toughest jobs for agents is not just getting the valuation figure "right", but persuading you the seller to accept their valuation! Why? Because most sellers tend to choose the highest valuing agent - especially if their fee also happens to be the cheapest! What usually happens then is the property remains on the market unsold, (longer than 12 weeks), and you the seller become frustrated especially as the property is then forced to come down in price.
LISTING AGENTS
Remember as listing agents every time you secure a figure at 5,10,15% or more below the asking price, you deliver a service well below your agency expectations. I am suprised, there is not a rush of English buyers here at the moment, are they going to wait and the regret it.The weather has not been brilliant here this year but still much better than England. The Dutch and Belgians seem to be aware of this. Prices certainly seem to have stablised.There are very few properties in our area below the 200,000 mark. I think if anyone is thinking of buying do not delay much longer. I am much older than many of you, I have seen it all before ,once it does take off, you will all be saying I should have bought when they were all crying about the low prices. As I have stated before, living in the village away from the coast is a different experience. Must have Location Location ,views ,good neighbours for if any problems arise ,healthwise especially. pool essential, outside BBQ AREA preferably shaded for those seeking a large kitchen it is not really essential, get outside in the sun. Did you know when buyers view your site they move their eyes in a "Z" pattern from the upper left corner! And after reaching the bottom right corner they scan up the right column of the screen. 95% of buyers will view the exterior shot of the properties for 20 seconds. 76 percent will look at the property bullet points, but guess what, only 41.5 percent of them will bother to read the agent's description.
When online your buyers will spend 60 percent of their time looking at your property photos, 20 percent at the description, and 20 percent to your comments, with most losing interest in your site after viewing 7 properties.
Knowing how house-hunters view your property listings online can help you capture more buyer leads. Research suggests that you must grab the buyers attention within two seconds. To do so I recommend you ensure your photos, property description and remarks can be seen without scrolling. Limit your remarks to only a few paragraphs, and focus more on lifestyle and neighborhood, than appliances and other features.
When shopping for a new home, buyers will consider many factors before making their decision. Location, school district and plot size usually tops the bill with certain other conditions. However often buyers will settle for a house without getting everything they want.
But did you know that home buyers in Spain are willing to spend thousands of extra euros above the property price to secure certain interior features? And the most sort after home features tend to center around the kitchen with modern appliances and a kitchen island being must haves.
